According to the Miami Downtown Development Authority, it is young professionals. The population for the Downtown area is now about 90,000 residents with half of those being 24-44 years of age. This is an increase of more than 30% from 2010 and the projected population by 2021 is 106,429. Of today's total population in the Greater Downtown area, 40% live in Brickell, 19% live in the Center Business District, 17% live in the Arts and Entertainment District, 20% reside in the Wynwood/Edgewater/Midtown Districts and 5% residing in Overtown. Additionally, 50% of those in the Downtown area whom are 25 years of age or older have a Bachelor's, Graduate, or Professional degree.
Now, lets not forget our pets. Did you know that more people in Miami-Dade County own dogs than any other pet? In the Greater Downtown Miami, 39% of households own pets with 60% of those owners having a dog. In Brickell that equates to roughly 3,578 dogs.
